Leading General Contractor Ho Lee uses Assemble to expand BIM Usage in Preconstruction & Construction Stage

Leading General Contractor Ho Lee uses Assemble to expand BIM Usage in Preconstruction & Construction Stage

Customer challenge

Starting as a Sanitary & Plumbing Contractor in 1972, Ho Lee Construction Pte Ltd (HLC) was incorporated in 1980 as a main building contractor. Wee Poh Construction Co. (Pte) Ltd (WPC) was acquired by HLC in year 2005 and became a wholly owned subsidiary of HLC. Over the years, both HLC and WPC have completed many projects with awards and accreditation from BCA, HDB and more. With the Government's drive to transform the construction industry, HLC and WPC are also incessantly acquiring technology and innovative solutions such as IDD and DfMA to deliver the most cost-effective and efficient building solutions to its customers and realize the company vision “to be a premium builder delivering quality work and services for all projects undertaken". Adopting new solutions to enhance the field performance has become one of the important measures for all projects undertaken. Finally, a centralized technical BIM-VDC team was set up in the organization to be on the leading edge for change.

Project goals

HLC and WPC aimed to integrate BIM Models to the field seamlessly. Autodesk Assemble was adopted as the leading BIM Data Management solution during the Preconstruction and Site Construction stages to enable the following workflows effectively: 1) Tender Documentation 2) Quantity Take-off 3) Progress Monitoring 4) Progress Update & Claims

Solution

HLC and WPC have implemented extensive BIM practices to improve efficiencies, accuracies, and productivity in design, preconstruction and construction processes. Assemble is one of the tools that complements the BIM-VDC-IDD Roadmap for HLC and WPC. The Innocom ACS team has assisted in configuration, implementation and provided training on Assemble, which has helped HLC and WPC to realize immediate benefits including: design evaluation and visualization, model conditioning, model-based estimates, work in progress and expanding BIM data usage across the organization.

Business outcome

The primary benefit for HLC and WPC has been the ability to liberate the 3D data from the constraints of complex design tools and have it easily accessible for the entire project team regardless of BIM expertise. Improved communication and collaboration between all departments are an added benefit materialized by HLC and WPC. Due to Assemble’s robust cloud-based platform, each location can now easily access projects company-wide and contribute their expertise to projects when needed. The teams at each location are automatically notified when a new model is published, and this single source of truth ensures that the distributed project teams are working off of the latest information, every time.

Conclusion

"You do not need to be a BIM expert to be able to harvest information from Assemble. Anyone who touches Assemble ends up adopting it." - Susan Seah, Project Director Here is a look at how HLC is now using BIM data for improved project control: 1) Tender Documentation: With Assemble, a collaborative environment is formed and information is shared across departments. 2) Quantity Take-Off: Teams can customize the quantities in Excel through the available plug-in. This function has allowed the project team to easily input the information from Assemble, which was based on the BIM Construction Models that was published by the VDC-BIM Team. 3) Progress Updates: Project teams can directly update the progress in BIM models. It will then be colourised automatically. These colourised models/sheets are being used as a form of reporting during progress meetings. 4) Progress Claims: Time required is reduced (improved team productivity) to prepare the progress claim by the project and QS team.
